1. Cadastre and ownership sheet
- Is the seller registered as the owner? Compare the name on the LV with their ID card.
- Do the area and land type match the contract and the listing?
- Do all parcels belong to the property, including the yard and the access road?
- Does part C list a záložné právo (charge/mortgage), vecné bremeno (easement) or predkupné právo (right of first refusal)?
- Is there a plomba (pending proceedings) on the parcel?
2. Location and building
- Is the plot within the intravilán (built-up area of the municipality)? Outside it, building is restricted.
- What does the municipality’s územný plán (zoning plan) allow? Check the permitted use at the obecný úrad (municipal office).
- Does the plot have access from a public road?
- Is it within a land consolidation area?
3. Local risks
- Slope deformations (landslides), radon risk and flood risk.
- Natura 2000, national protected areas, protected mineral deposit areas.
- Landfills and environmental burdens nearby, traffic noise.

4. Before signing
- An official LV extract with a current date.
- For a flat: floor area and share of the building’s common parts, any arrears with the building manager.
- For a building plot: statements from the utility network operators (water, gas, electricity).
- Have the contract checked by a lawyer.

How do I find out if there is a mortgage on the land?
A záložné právo (charge) is recorded in part C of the list vlastníctva (ownership sheet). Kataster24 also shows encumbrances drawn in the cadastral map.
How do I find out if I can build on the land?
Check the municipality’s zoning plan and whether the plot is within the intravilán. On Kataster24 you can see the intravilán boundary and local risks; the binding opinion is issued by the municipality.
