Cadastre search by name: how to find property by owner

The kataster nehnuteľností (Real Estate Cadastre) is a public register, so it can also be searched by owner name. However, this is always done within a single cadastral area and only in official state applications.

Searching by name in ZBGIS

  1. Open the ZBGIS map client and the “Kataster nehnuteľností” (Real Estate Cadastre) theme.
  2. Select and lock the katastrálne územie (cadastral area).
  3. Choose search by owner (natural or legal person) and enter the name.
  4. A list of ownership sheets on which the person is registered will be displayed.

The search only works within one cadastral area. A Slovakia-wide list of one person’s properties (súpis nehnuteľností, property list) is issued by the cadastre only to the owner or to authorised persons, such as courts and bailiffs.

Why Kataster24 does not search by name

Owners’ names are personal data. Kataster24 neither displays nor stores them. In the plot overview, however, you will see whether the parcel is owned by the state, a municipality, a company or a private individual, the number of co-owners and their shares; we show the full names of the state, municipalities and companies. We show you the list vlastníctva (LV, ownership sheet) number, and one click opens the official ZBGIS directly at that parcel.

Planned rule changes

The government proposed an amendment to the Cadastre Act that would have introduced mandatory registration for viewing certain personal data from the cadastre. In April 2026 the Národná rada (National Council) did not advance it to a second reading. Access to the data therefore remains under the existing regime, but the issue may return.

Frequently asked questions

Can you find out what property a specific person owns?

Within one cadastral area, yes – via the search by owner in ZBGIS. A Slovakia-wide property list (súpis nehnuteľností) is only available to the owner or an authorised person.

Is searching by name legal?

Yes, the cadastre is a public register. However, you must not misuse the data, and processing it in bulk is subject to personal data protection rules.
