In short
- You find the owner in ZBGIS via the ownership sheet – part B.
- Search by name works only within one locked cadastral area.
- Find the parcel and LV number fastest on the Kataster24 cadastral map, then the owner in ZBGIS in one click.

Step by step
- Find the parcel – on the Kataster24 cadastral map by number or address, or directly in ZBGIS (Real Estate Cadastre theme, cadastral area locked).
- In the parcel detail click the ownership sheet (LV) number.
- The ownership sheet opens. Part B lists owners and shares, part C encumbrances (easements, mortgages).
On Kataster24 every parcel has a button that opens the same parcel directly in ZBGIS – just click the LV.
Searching by owner name
ZBGIS also lets you search by name, but only within one locked cadastral area. The public has no nationwide search of one person's property. See Cadastre by name.
Informative vs official extract
- The informative extract in ZBGIS is free but has no legal force.
- An official LV extract is needed for contracts, banks and authorities and is subject to a fee – see Ownership sheet.
According to ÚGKK SR, an amendment to the Cadastral Act is being prepared: technical data (map, LV numbers, areas) stay freely available, but owner names and shares will be visible only after signing in (eID or an account). The informative extract is to be abolished and an electronic official extract will cost €6. Proposed effect: 1 January 2027 – check the final wording.
Why Kataster24 does not show names
Owner names are personal data, so Kataster24 neither stores nor shows them. We show everything else about the plot – area, land type, LV number, encumbrances drawn in the map, buildings and risks – and send you to the official ZBGIS for the owner.
